JOB TITLE: Vice President, Acquisitions ("Project Manager")
LOCATION: Woodland Hills, CA
JOB OVERVIEW:
Under the direction of a SVP - Investor Relations, a Project Manager will have primary responsibility for managing the acquisition of limited partnership interests in affordable housing developments on behalf of Alliant. The Project Manager will be responsible for overseeing and reviewing all facets of the development.
RESPONSIBILITIES WILL INCLUDE:
- Negotiate project partnership agreements with developers.
- Review financial feasibility of project, focusing on construction sources and uses, operating expenses, projected income and permanent financing sources.
- Review and negotiate financing documents with multiple lenders.
- Review project documents, not limited to Tax Credit Applications, Market Studies, Appraisals, Environmental Impact Reports, Project Approvals and other documents in conjunction with underwriting project feasibility.
- Respond to Developer, Investor and other departmental inquiries by remaining knowledgeable on the status of current projects though a work-in-process preparation of checklists and project summaries, understanding the importance of each document and its relationship to the transaction.
- Coordinate activities of other departments towards closing of project. Work with in-house construction, underwriting and modeling departments, as well as counsel towards a closing.
- Manage assigned Acquisitions Coordinator.
- Maintain project due diligence files with required documentation.
Qualifications/Experience/Requirements:
- Knowledge of key aspects of real estate development and finance, land use and entitlement, property due diligence and acquisition, and site planning and design.
- Experience in underwriting and structuring real estate projects preferably in the low income housing tax credit (LIHTC) field or commensurate work related experience including public subsidies, other affordable housing programs considered a plus.
- Experience with the escrow process and understanding of title and survey issues preferred.
- Ability to initiate and maintain effective and cooperative working relationships with team members, government agencies, consultants, lenders, investors, and developers.
- Strong analytical and problem solving skills; ability to identify and resolve issues.
- Good client and public presentation skills; excellent oral and written communication skills.
- Exceptional organizational skills, highly attentive to detail and able to perform tasks with limited supervision in a time sensitive work environment.
- Good independent judgment is extremely important and the ability to make quick decisions in amidst of a chaos of details is required.
- Maintain the strictest confidence when handling confidential and non-routine information and matters.
- Maintain the office presence in a clean organized manner at all times.
- Communicate with co-workers, management, clients, and others in a courteous and professional manner.
- Conform with and abide by all regulations, policies, work procedures, and instructions.
Computer Skills:
- Computer literacy and experience working with Microsoft Office software programs and Adobe.
- High level of proficiency with Microsoft Excel.
- Imanage experience, a plus.
Education/Training/Certification
A bachelor’s degree and three to five years of experience in finance, real estate development, urban planning, affordable housing or related field, or a graduate degree in a related field and one to three years experience in finance, real estate development, urban planning, affordable housing or related field.
